Infinium Properties, LLC is a company created to help real estate investors be profitable in the unfortunate current conditions of the national housing market. Our REO Home Acquisitions Program creates wealth via the purchasing of distressed income-producing properties consisting of residential homes located throughout the United States.
Across the country, home foreclosures are at an unprecedented high, and projections are for more to come. Qualification criteria for home purchases are returning to past threshold levels, making home purchases difficult for many. Government and regulatory efforts are targeting strategies to halt this meltdown of the housing industry, and the market will bottom in the not too distant future, but cannot turn around until the inventory of REO homes is assimilated. - We have strategically positioned Infinium Properties, LLC to be one of a few companies given the opportunity to purchase REO homes and mortgage notes from the banks and lending institutions writing these properties “off” their books. These properties have gone through regular channels of foreclosure efforts, in some cases several times, and have not sold. Therefore, they are bundled and sold off in bulk groups at pennies on the dollar cost. They become assets for liquidation by the note and mortgage holders, with homes literally sold for a few thousand dollars each.
- Infinium Properties, LLC purchases and/or brokers these homes in bundles of tens to hundreds at a time, located throughout the United States, and remarkets the homes to individuals, organizations, groups, trust funds and business entities. The buyers then own these properties in “as is” condition.
- We coordinate services which provide the legal and related ownership instruments, property portfolios, property inspections, advertising and resale of the property, buyer qualification discoveries, creation of owner financing loan instruments, servicing of the owner finance notes, escrow of taxes, verification of insurance and the handling of foreclosure proceedings, should it ever become necessary. Charges for services are at flat rates, and disclosed in advance.
What are the deliverables to the investor/purchasers? Residential asset purchased at institutional liquidation price-points; an immediate multiple of equity gain; income producing assets; mortgage notes producing cash flow interest, secured by real property; and a management team providing services from the time of acquisition through income management.
